Otumoetai is one of the oldest residential parts of Tauranga, and its housing stock tells you what the glazing work will be. A lot of the suburb went up between the 1950s and the 1970s: timber joinery, single-glazed panes, and original aluminium windows from the tail end of that period that are now well past their best. Putty perishes, timber beads rot out, and the glass itself is often thinner than anything you would put in today. Reglazing those openings properly, rather than patching them, is a large part of what we do here, and it has to be done to current safety standards even when the frame around it is sixty years old.
The other half of the work is renovation. Established suburbs get renovated rather than replaced, and Otumoetai has been renovating steadily for years. That means old shower boxes coming out and frameless screens going in, mirrors cut to fit bathrooms that were never a standard size, and splashbacks in kitchens being brought up to date. Larger sections are being subdivided too, so new builds now sit alongside sixty-year-old homes on the same street, and we work on both. Double glazing comes up constantly at the older end. Usually, yes. A lot of Otumoetai still has its original timber joinery, and reglazing an existing frame is almost always cheaper than replacing the whole window. We take out the old pane and perished putty or beading, check the frame is sound, and reglaze to current safety standards. If the timber has rotted past the point of holding glass, we will tell you that onsite rather than after the job.
